Meet Dave - Our Property Manager

Dave Dasilva is the Property Manager and all-around fix it guy for the Palace Gardens. 

Dave's a father of 3 and grandfather of 2. 

He's got more than 20 years of property maintenance and general repairs experience as well as decades of excellent customer service skills.

He takes good care of your home and you.

Our History

Built 75 years ago, The Palace Gardens has been owned by its present owner for more than 15 years. Updates have been done to keep it fabulous with an eye to conserving its heritage charm. Step into your charming apartment, a stone's throw away from groceries, pharmacy, dollar stores and the bustling Memorial Centre Farmer's Market.

    The building has 3 self-contained units. 1x 1 bedroom and 2x2 bedroom units and all are fully furnished. This saves you buying stuff, and hauling up in and out. 

    1st of every month. Etransfer is the best!

    Laundry is in the lower level. The key code is the same for both entryways. Grab a sharpie and write your name on your soap. Please clean the dryer lint after each load, and wipe the top of the washer down. There's a vacuum there for you to use too@

    Call Dave. He's got keys. You will need to pay him for an after hours call. Ask him the fee and Etransfer it to him or pay him cash.

    This happens! It's super important that you deal with this ASAP and it's easy. Ask Dave to remove it by sending him an email on the maintenance request page. There's a fee for this. Pay Dave directly - he'll tell you how much it is. 

    Absolutely! Let Dave know so he can do a periodic check for you. No charge.


    Connie, the owner did. Call it drive by vegging. Please bring the basket back to her front porch after enjoying your produce.

    Yes! To minimize fossil fuel usage, Dave mows once a month. Butterflies and bees like The Palace Gardens for their home too. They are pollinator and why you have pretty flowers. You'll likely see fireflies in the backyard in August.


    All taken care of! Nathan, a St. Lawrence student, takes care of this. There will also be a storage tote with extra salt and sand outside your doorway. Was much as we'd love Nathan to be around 24/7, his wife says that's a no-go. But he will shovel and sand. Use the stuff provided in between times. 


    You supply your own gas for the BBQ. Canadian Tire at the end of Palace Road, has tanks. How you share the cost with your neighbours is up to you. Always light it with the lid UP and turn the tank off at the tank when you're done. No going boom!

    To apply for a rental property, you will need to fill out an application form and provide proof of income, employment, and rental history. We will then review your application and notify you of the status.  We rarely have a vacancy. 

    The owner is retiring and Dave does a lot of the maintenance anyway. It was a natural progression to hire him to manage the property. 

    Garbage and recycling is usually Tuesday night after 6pm for pick up Wednesday am. The City of Kingston recycling and garbage app is very helpful and will send you a reminder
